Last year, more than 80,000 homes were sold on MHVillage (MHV) with a combined transaction value exceeding $3 billion.” So says the MHVillage home page on 2.7.2023. Also on their home page on that date: “The #1 Place to Buy, Sell or Rent Mobile and Manufactured Homes.” “17,246 HOMES FOR SALE, 4,504 HOMES FOR RENT, 43,568 PARKS, 2,889 DEALERS.” The nature of a fact check logically ought to include a check of the claims made. Among their statements, “We are the only listing website recognized and endorsed by the Manufactured Housing Institute (MHI), the national manufactured housing trade association.” “Information is key at MHVillage. And we are proud to offer the best data and information from around the country.” “If you are a professional in the manufactured housing industry, we offer the MHInsider, a blog and print publication specifically designed for the trade.” Those varied statements from the MHI “endorsed” merit a good look to see how well they stand up to manufactured housing industry expert scrutiny.

So, among those claims was “The #1 Place to Buy, Sell or Rent Mobile and Manufactured Homes.” They specifically said they have on that date and time: “17,246 HOMES FOR SALE, 4,504 HOMES FOR RENT, 43,568 PARKS, 2,889 DEALERS.”

Zillow doesn’t provide an apparent tool that gives a national search for all mobile homes and manufactured homes offered on Zillow on this same date (2.7.2023). So, instead, here are the following totals of ‘mobile homes’ and ‘manufactured homes’ for sale shown.

In several states, it isn’t easy to get the total number of Zillow’s total listings of pre-HUD Code mobile homes and post-HUD Code manufactured housing. That said, with a little persistence, the screen capture shown revealed some 3535 results for the part of the state of California shown. Clearly, there are more there. Does Zillow Dominate?

So, the first 3 state totals shown yielded 9,227 listings of ‘mobile homes’ and ‘manufactured homes’ on Zillow on 2.7.2023. A total result for all of CA is not easily obtained, but for part of the state of California shown in their Google map, another 3,535 mobile and manufactured home (MH) listings are revealed. Thus, on less than 4 states, Zillow had 12,762 total MH homes. Only California and Florida are among the top ten the states with the most manufactured homes (MH) sold, with FL at #2 and CA at #10, per MHARR’s report linked below.

Safe to say that in the other 46 states, there are apparently going to be significantly more total MHs than the 17,246 mobile and manufactured home listings on MHI endorsed MHVillage.

Restated, the evidence suggests that MHVillage is not #1 in total listings of pre-HUD Code mobile homes or post-HUD Code manufactured housing online, as the MHI “endorsed” MHVillage has obviously claimed.

Digging deeper, MHVillage, as well as Zillow for that matter, shows listings for new manufactured home as well as existing or ‘pre-owned’ homes.

On this date, SimilarWeb says that MHVillage’s traffic is on the decline.

Per the 3-month snapshot shown below, they have had 1.6M, 1.5M, and 1.3M visits for September, October, and November of 2022 respectively. Let’s be clear, that’s an impressive number of visits for the manufactured home industry that just reported some 112,882 total new manufactured home sales nationally for all of 2022. But that being so, shouldn’t that part of the point? Why so few sales when compared to so many millions of visits?

Those 3 months on MHVillage, per SimilarWeb, equal 4.4 million visits. Multiply those 4.4 million visits for 3 months times 4 (for an approximated full year’s total results) produces about 17.6 million total visits on MHV. While seemingly a large and impressive number, that 17.6 million estimate per SimilarWeb data, casts doubt on MHVillage’s claim of having had 25 million visits in a year.

But even if those 25 million claimed visits by MHI endorsed MHV are accurate, that means that only 0.00451528 visitors actually converted from viewing mobile or manufactured home information and then purchasing a new HUD Code manufactured home. Let’s not call that a terrible result, but it is whatever it is. At best, it is an unimpressive conversion ratio. A hypothetical below provides an example.

If every one of the estimated 44 million renters in America visited MHV and only 0.00451528 visitors that viewed their site actually bought a home, how many new manufactured homes would that be? Here’s the math, shown below.

44,000,000 x 0.00451528 = 198672.32. While greater than the 112,882 actually sold in 2022, that’s still lower than the 250,336 total new manufactured homes produced in 2000.

But there is more to know.

Did MHVillage actually generate 80,000 sales in a year? Or is it more likely that homes listed on both Zillow and MHVillage had sales, even if numbers of visitors on Zillow NEVER visited MHVillage.

Based on the examples above, the MHV claim of 80,000 homes sold on their site is doubtful at best, or perhaps deceptive. Why? As suggested, because numbers of homes listed on Zillow are also listed on MHVillage.

Per SimilarWeb, visitors of Zillow view almost 4x the number of pages and are spending close to double the time on SimilarWeb than MHVillage. Oops.

 

So, that evidence suggests that the odds are 195.92 to 1 that a home listed on both Zillow and MHVillage was viewed on Zillow and NOT on MHVillage. Here’s the math: 254.7M (Zillow)/1.3M (MHVillage) = 195.923077.

So, at best, MHVillage’s claims appear to be questionable. The MHV data may be knowingly inaccurate, as their management or team members can run the numbers as well as MHProNews does and just did. While this is a new and fresh take at MHVillage’s claims, this is hardly the first time that their claims have been unpacked. See the prior examples below. Which is to say, even if they never thought to check before those prior past checks, surely, they would do so in their wake.

But perhaps as troubling as the disconnect between their ‘MHI endorsed’ claims and outcomes is this point. Using MHVillage’s own claim of over 80,000 MH sales generated in a year, which they said produced over $3 billion dollars in sales. Here’s what the MHV claim means when analyzed mathematically. 3,000,000,000 (3 billion dollars)/80,000 (total sales of MH) = $37,500 average selling price.

So, per MHV’s own claims, their average sales price of a mobile or manufactured home is $37,500. That’s a problem. Here is why.

According to the U.S. Census Bureau’s most recent information, the average new HUD Code manufactured home in the U.S. sold for $125,700 (August 2022 data, the most recent available on 2.6.2023).  That $125,700 x 112,886 HUD Code manufactured homes = $14.1897702 billion dollars.

Mathematically and logically, those facts, claims, and formulas strongly suggest that what sales MHV does produce, would primarily be sales of low-cost pre-HUD Code mobile homes or older and lower cost pre-owned manufactured homes found on the market. Why?

While it is possible that MHVillage generated a limited number of new home sales, given the average sales price cited above as reported by the U.S. Census Bureau, plus the fact that pre-owned HUD Code manufactured homes are documented to be rising in value per a range of sources in recent years, the MHVillage ‘average’ selling price of some $37500 is troubling.

Put simply, even if their own data is taken at face value, when examined in this fashion, calls into question the accuracy of their claims. There are reasons to think they are being deliberately deceptive, as the above and what follows will illustrate. That raises ethical as well as legal questions.

 

Behind the Curtain of MHI “Endorsed” MHVillage (MHV) and MHInsider

The Zillow comparisons call into question many of their claims, and more disconnects will be shown further below. But based on what has already been revealed, one should ask. Where are MHVillage’s team members getting their numbers from?

Also, does anyone at MHI, which “endorsed” MHVillage care about the numerous disconnects between their data, “information” and claims when compared to other sources?

Hold those thoughts, then let’s pivot to additional information.

As detail minded and longer-term readers of MHProNews may recall, MHVillage’s “professional” trade publication – MHInsider – also has ties to MHI. Further recall that MHInsider used to show the number of ‘views’ per article. After some fact checks on MHProNews, using available evidence and applied common sense (as this fact check, analysis, and expert commentary is providing), exposed their stunningly low readership vs. their bold claims of being the biggest and the best, MHInsider dropped the feature on their website that revealed their professional viewers/readers. These screen captures of prior fact checks should have signaled MHI’s and MHVillage’s leadership that more such evidence-based exposés would be coming.

Samuel Strommen is among those who pointed to the obvious connections between the writers for MHInsider – which un-subtly begins with the first three letters MHI – and various MHI staff and key members. MHInsider, upon examination, is a little more than a house organ, trumpeting claims while ignoring any evidence that undermine their cheerleading arguably vacuous.

In this example, after about 5 days online, this post had only 16 views, per MHVillage’s MHInsider view counter. After some fact check exposes like this one, MHV and MHInsider deactivated that view feature. Why? If they had thousands of readers/views, as MHProNews has on scores of articles every month, then why wouldn’t they leave that function active?

 

More Comparisons – ClaytonHomes.com

The runaway largest manufactured home producer in the manufactured housing industry is Clayton Homes. Per SimilarWeb, the Clayton Homes website in November 2022 had the following engagement levels.

As a useful insight for newcomers and as a reminder for longer-term MHProNews readers, let’s note the following. SimilarWeb data doesn’t at all align with what Webalizer 2.23 reports for traffic on MHProNews. Given that Webalizer generates metrics from the server, that ought to be the most accurate information. Keep that in mind when viewing the shocking numbers, per SimilarWeb for Cavco Industries.

That noted, if SimilarWeb is gathering some information from sources other than a given site’s server, that means that some of their data may be more accurate than others. That said, for the purpose of this analysis, let’s presume that SimilarWeb is accurate on the Zillow, MHVillage, and ClaytonHomes.com data.

Per SimilarWeb, Clayton Homes had 657.5K visits in September of 2022. There were 580K visits in October, and 601.8K in November 2022. That’s a total of some 1,839,300 visits in 3 months. Multiplied by 4 that would yield about 7,357,200 total annual visits to their corporate website.

Clayton Homes produces about half of all of the HUD Code manufactured home production. So, based on 112,886 new HUD Code homes sold for all of 2022, that would mean that roughly 56,443 total manufactured housing units (single sections, and multi-sectionals).

Doing the math, it looks like this: 112,886/7,357,200 = 0.01534360898. That result is far better than what MHVillage yielded, per the computations shown above. For reader convenience, it was if MHV’s 25 million visits are accurate, that means that only 0.00451528 of visitors bought a mobile or manufactured home on MHVillage. The conversion rate on MHV is 0.00451528 vs. a conversion ratio of 0.01534360898 visitors on Clayton Homes.

To some extent, these comparisons may be challenged by MHVillage, MHI, or Clayton Homes as ‘apples and oranges’ – but the facts remain. The only way to get more accurate information is if each source dropped their pants (proverbially speaking) and they revealed ALL of their data. Thus far, none have apparently willing to do so. That noted, the examples shown are sufficient and accurate enough to raise several ethical and perhaps legal questions.

MHVillage’s business model doesn’t appear to have to rely on actual MH sales in order to generate revenue. Their traffic leads to clicks on other ads. Some people that list, pay a few bucks per listing. MHVillage as a company might generate pretty good revenue, even if they are not producing impressive results. Per an advertiser that used MHVillage, MHReview, and MHProNews and which said that they carefully tracked their results, the first two sources produced zero for them. By contrast, MHProNews produced multiple results.

That anecdotal evidence obviously has implications for their claim, cited above, that “Information is key at MHVillage. And we are proud to offer the best data and information from around the country.” “If you are a professional in the manufactured housing industry, we offer the MHInsider, a blog and print publication specifically designed for the trade.” If MHInsider had the traffic and quality information, wouldn’t they have better results?

Hold that thought.

Before pressing on, let’s note that SimilarWeb’s data on Cavco Industries engagement is not impressive. If this information happens to be accurate, someone’s head(s) in their marketing department should roll.

Two Different Websites for Cavco Results per SimilarWeb

For a range of reasons, perhaps somewhat akin to the note above regarding MHProNews engagement data per Webalizer the Cavco stat per whatever sources SimilarWeb is drawing upon must be seriously questioned. If Clayton’s data is accurate, and they may be, then Cavco’s data is likely quite incorrect.

Put differently, it is fair to say that SimilarWeb’s data on Cavco’s traffic is inaccurate. For reasons why, consider the following.

Cavco Industries (CVCO) is the likely #3 producer of HUD Code manufactured homes in 2022. But with new acquisitions and a new production center for Cavco completed, it will be interesting to see how Cavco and the prior #2 producer, Skyline Champion (SKY) will compare in 2022 and 2023.

While several other research insights could be drawn upon, let’s use just one for now. Per Freddie Mac in 2022, ‘most’ housing shoppers ‘would consider’ a HUD Code manufactured home. See the report linked below for the details.

But what does this series of computations, fact checks, and data points reveal? Several possibilities should be considered.

In no particular order of importance, the following takeaways could reasonably be made, based on known evidence.

  • Manufactured housing industry corporate leadership is generally not held very accountable by other trade publications serving the manufactured home industry. While trade media can legitimately play the role of a ‘cheerleader,’ cheer leading is only as credible as the balance of their information is accurate. For cheerleading to be reasonable, accountability of ‘the powers that be’ in a profession should be part of the historic job of all legitimate news media.
  • Just as MHI apparently fails to apply their so-called code of ethical conduct to their members who are credibly accused of “predatory” behavior by various corporate customers and residents, one must wonder why MHI ‘endorsed’ MHVillage.

That said, it is now apparent in this fact check and analysis that it is not only state associations that are part of the MHI echo chamber. It is MHInsider and other bloggers who may posture some almost meaningless critique of MHI on some often benign point, but who routinely fail to hold MHI and their leadership accountable on other issues.

But there are still more takeaways possible.

Sun Communities made the point to their investors that there is no national resource for reliable manufactured home community information. Sun and MHVillage are both “proud” MHI members. At the time his remark was made, MHVillage reported far fewer communities than they do today. It is not that more communities have been built. Rather, it is because MHVillage and MHI were both previously exposed as understating the numbers of communities.

Estimates of community count opening and closing are based upon sources that ironically are all MHI members. This is one of several critical issues in our industry. For instance, fewer communities means that someone that may want to move from one community to another for whatever reason may be unable to do so. That and other factors are pressing site fees higher, harming land-lease affordability for hundreds of thousands of manufactured home residents.

Furthermore, MHInsider fails to show critics of their association on their website, much like MHI fails to show critics on their website. If MHI – or MHInsider – had a reasonable defense of their critics, why not do a post that debunks their claims? But neither, apparently, have done so.

Indeed, it isn’t just about critics. Some pro-manufactured housing researchers have not been named either on the MHI website nor on MHInsider’s.

Their response? They may acknowledge the emailed inquiry, but they do not provide a formal and direct response. That was not the case some years ago, when at least for a time Richard “Dick” Jennison attempted to defend the association he led (MHI) while this publication was still an MHI member.

 

 

Recall that Jennison told MHProNews on camera that the industry should ‘grow slowly.’

 

 

When pressed by MHProNews, Jennison later admitted on stage and on camera with dozens of manufactured home professionals listening that manufactured housing could achieve 500,000 new HUD Code manufactured home shipments a year.

MHProNews and our MHLivingNews sister site has said for years that hundreds of thousands, if not a million plus manufactured homes could be produced annually.  Now, there are numbers of surveys and research results that point to MILLIONS of possible HUD Code manufactured home sales.

Put differently, the industry is underperforming during a well-documented affordable housing crisis. Bloomberg and the Washington Post said the industry could be a key part of the solution. So, why is it that such studies are routinely ignored by MHI and MHI endorsed MHV’s MHInsider?

There appears to be a pattern afoot.

  • Particularly good opportunities to advance manufactured housing is not mentioned by MHI nor on MHInsider.
  • Critiques or embarrassing research that fails to mirror the MHI ‘narrative’ are routinely not found on MHI nor on MHI endorsed MHV’s MHInsider.

Note that MHI once touted Eric Belsky’s remarks on manufactured housing, precisely because it pointed to the industry’s potential. But today, and for some years, Belsky’s name has apparently been scrubbed from MHI’s website. Nor is it found on MHInsider. It is almost as if MHI doesn’t want the industry’s members and outsiders looking in to think that manufactured housing could be far bigger than it currently is.

What would explain this pattern of informational hits and misses? The common theme seems to be connected to manufactured housing industry consolidation. If manufactured housing were growing robustly, industry consolidation would not be as simple, and arguably, nor would it be as low a cost.

While they approach the topic differently, James A. “Jim” Schmitz Jr. of the Minneapolis Federal Reserve and Samuel “Sam” Strommen of Knudson Law have shed light on ‘sabotaging monopoly’ and other “felony” monopoly topics.

No surprise that those names don’t appear on MHI’s website (see above) nor on MHInsider’s as of the date and times shown. Yet, they have been featured on MHProNews and MHLivingNews for years. Why? Because they are pro-manufactured housing, and have dared to say publicly what are some of the causes of manufactured housing industry underperformance. Is it any surprise that neither MHI nor MHInsider mention them?

There is a lot of evidence above. There are several ways that evidence could be summarized. For now, let’s sum up as follows.

  • MHI endorses MHVillage, and thus MHInsider, apparently because it is a loyal MHI member.
  • MHI fails to post on their website information that if published could cause significant growth.
  • Critics of MHI are ignored, even when those critics may be a former MHI award winner or a former MHI vice president.

Investigators and researchers are routinely told to “follow the money” and ignore what people say and pay attention to what people do instead.

Following the money, the terrible results that MHI is accused – with evidence – of producing for “all segments” of manufactured housing is more aptly a resource for those who are consolidation focused.

This platform some years ago was an MHI member and supporter. But as evidence of oddities kept creeping up, we did what authentic trade media should do. We asked questions. For a time, MHI leaders attempted to provide answers. But as those answers fell apart, MHI leaders shifted their strategy. Instead of replying, the ejected us because we are trade media and they claimed they didn’t have a membership category for that, even though MHProNews’ parent company provides services beyond trade publishing.

But the hypocrisy of MHI’s reason for ending our roughly 7 years of membership in MHI is this. MHI not only allows MHInsider the ‘benefits’ of membership, they also get the ‘benefit’ of being “endorsed” by MHI. The publication and their MHVillage parent company are almost totally in lockstep with MHI, as this article illustrates.

Put differently, MHI and MHInsider are attempting to manipulate information about manufactured housing. MHInsider is part of MHI’s ‘echo chamber.’

The only things available within the dominating MHI corporate environment are useful for consolidators. They are not useful for those who want to see the manufactured housing industry grow.

This begs the question. Are these tools involved in an illegal scheme to manipulate the manufactured home market? And if so, then shouldn’t they be subjected to state and federal level investigations?

MHProNews has attempted several times to get MHI or their surrogates to debate these concerns. The only debate that occurred was from a pro-MHI member, Andy Gedo. After making several admissions that fit the thesis here, but undermined MHI’s and some of their dominating members’ talking points, Gedo tossed in the towel.
