Facts always are what they are. Evidence should trump mere opinion, no matter how sugar coated. The realities in this report merit careful consideration by industry and individual business leaders who authentically desire robust growth for HUD Code manufactured homes. What is ‘bad’ or problematic news for conventional housing could potentially be good news for manufactured home producers and sellers. That potential is obviously not being tapped to the extent that the data in this report will reflect. What follows are facts and figures from reports by Yahoo Finance and Fox Business. They in turn cite the National Association of Home Builders (NAHB), the National Association of Realtors (NAR), and federal data, among other sources. These factoids will be contrasted to what is occurring the recreational vehicle (RV) industry. Why RVs?

  • Because RVs, like manufactured homes, are factory built.
  • RVs are historically a ‘sister industry’ to mobile homes, and the trailer houses of yesteryear.  Those eventually evolved into early manufactured homes, which were built on or after June 15, 1976. Later, post-Manufactured Housing Improvement Act of 2000 (MHIA) manufactured homes entered the market which industry pros often say are arguably the best manufactured homes ever.
  • RV data is also an objective reminder of what manufactured housing used to achieve in the 1990s or before, but which has been lacking in the 21st century.

With that backdrop, the first two videos below are from Yahoo Finance News.  The first is dated 3.23.2022, the other is from the prior week.

 

 

Fox Business said on 3.25.2022 said: “Home sales see broad nationwide drop.” Their report by Breck Dumas stated that: “Pending home sales declined in February for the fourth month in a row, as would-be buyers grapple with fewer, pricier homes to choose from and rising interest rates.”

From MHFIN is this video report from early March 2022. It proclaimed “The Coming Housing Crash…” They use video clips that include data and analysis.  But it also a video from a real estate agent who captured the line of prospective buyers to see a listed property that was less than impressive.

Back to Dumas’ for Fox Business are these bullets. Quoting:

  • Contract signings dropped by 4.1% last month from January and were down 5.4% year over year with all four regions in the U.S. seeing a decline, according to the latest data from the National Association of Realtors.
  • MORTGAGE REFIS DOWN 50% VERSUS YEAR AGO
  • “Pending transactions diminished in February mainly due to the low number of homes for sale,” said Lawrence Yun, NAR’s chief economist. “Buyer demand is still intense, but it’s as simple as ‘one cannot buy what is not for sale.’”
  • Inventory for homes was at an all-time low heading into the month, and mortgage loan sizes were near record highs despite interest rates breaching 4%. As of February, the average mortgage payment was 28% higher than the same month last year.
  • Yun anticipates a 7% decline in home sales this year compared to last, and forecasts that rates will hover around 4.5% to 5% for the remainder of 2022.

Condor provided the follow data points about U.S. RVing (2020-2021).

  • Approximately 1 million Americans live in recreational vehicles full-time.
  • RV ownership has grown from 7.9 million households in 2005 to over 9 million today.
  • Over 11% of US households own a recreational vehicle.

So, per RV industry data, for most people RVing is – recreational, not for full time living.  That means it is for millions a discretionary purchase. This was accomplished in part due to the success of that industry’s GoRVing campaign, per industry officials. Note most RVs sold are towable as opposed to motorized.

All on Capitol Hill were welcoming and interested in manufactured housing related issues. But Congressman Al Green’s office was tremendous in their hospitality. Our son’s hand is on a package that included a copy of the Constitution of the United States and other goodies. Tamas has grown considerably since this photo was taken.
