‘We’re in a Long-Term Housing Shortage’ – Realtor.com’s Chief Economist Danielle Hale – Millions of Units Needed, MHI’s New Hire – Manufactured Housing Opportunities Knock; Sunday Headlines Recap

Danielle Hale is the chief economist for Realtor.com. On 3.11.2022 she joined CNBC’s Steve Liesman to discuss what’s ahead in 2022 for the U.S. housing market. Hale describes ‘the one-two punch’ of rising interest rates and rising housing costs making home buying more costly. She also said there was about a 5.8 million new housing units that were not built in the last decade. That underproduction, said Hale, was one of the driving factors in the ever-rising costs.

Economic and public policies have consequences. While the Trump Administration could have done more to support manufactured housing, under HUD Secretary Ben Carson, positive steps did occur. An overall growing economy and rising real wages for employees resulted in more home ownership, including among minorities. Starting about the time of the 2020 election, and accelerating since Joe Biden took the oath of office, housing costs have spiked. Yet COVID19 was a factor in most of 2020, not just 2021. So, some of the talking points used by Biden backers are called into question by an objective look at the evidence. All housing is becoming less affordable as a result of Biden era inflation, economic, energy, and other policies. 

Per their website, Danielle Hale, Chief Economist, realtor.com®:Prior to joining NAR as an economist in 2008, Danielle spent three years at the American Enterprise Institute, where she produced research and managed its executive office’s communications. Her work during that time included research contributions to Dr. Allan Meltzer’s A History of the Federal Reserve, Volume II (University of Chicago Press, 2010)…Danielle earned her degrees from Florida State University and calls the Virginia suburbs of Washington, DC home.”

Hale’s statement about the housing underproduction seems to correlate with the Rosen Consulting Group research for NAR reported last year by MHProNews.

Per Rosen’s 2021 research for NAR: “The United States is in the midst of a severe housing shortage as a result of a persistent underproduction of housing during the last decade. From 1968 through 2000, the annual number of new housing units completed in the United States averaged 1.5 million. However, housing construction in the U.S. averaged only 950,000 new units from 2008 to 2020 and remained less than 1.3 million units in 2020, despite a recent, considerable increase in construction activity.1

What a WORD search of the Rosen research reveals is missing are the words, manufactured home, manufactured housing, or modular housing. Yet, it should be obvious that the underperformance of manufactured housing is a key component in that total underproduction of all housing, conventional and factory built. There is an obvious opportunity for manufactured and modular housing to make a significant move up. MHProNews has argued for some time that 500,000 to 1 million plus new HUD Code manufactured homes per year are possible. In the case of HUD Code manufactured homes, they are less costly and are therefore more affordable. Per third-party Webalizer data on 3.12.2022, the report below is just below the apex among readers on MHLivingNews – in an affordable housing crisis, no wonder. Our aim as a publisher has always been to spotlight the roadblocks to achieving those potential goals and to do so with high customer satisfaction. Unfortunately, several of the obstacles are inside of our once far larger industry.

The Manufactured Housing Institute (MHI) should be leading the charge for the steps necessary to unleash industry growth based upon enforcing good federal laws that already exist.

So, what has MHI been doing to tap into these large and growing opportunities?

Among other things, MHI has announced a new staff hire. Apparently one Ph.D. at MHI (i.e.: CEO Lesli Gooch) isn’t enough. See the MHI message to their members further below in today’s postscript.

It doesn’t take a Ph.D. from some costly university – no offense to those who have a degree and use it well – to recognize what is necessary.

The case has been made that MHI needs to do their job that they stated under penalties of perjury they would pursue. MHI refuses to publicly address the concerns with MHProNews about their performance, or lack thereof.
