Ohio Town Taxes Real Property and MH the Same

The ADA Herald in Ada, Ohio, says real estate tax bills have been mailed this week, and the last day to pay manufactured home tax in Hardin County without penalty is July 27.  In 2000, the county began taxing manufactured homes at the same rate as real property.  In a conversation with MHMSM, the auditor’s office says the manufactured homes are assigned a value.  That figure, say $50,000, is multiplied by 35 percent for depreciation, which equals $17,500, which is the depreciated market value (dmv).  Forty percent off the dmv equals $10,500. This figure multiplied by the individual township tax rate equals the amount owed by the manufactured home owner.
