{"id":9974,"date":"2015-06-26T20:27:23","date_gmt":"2015-06-27T01:27:23","guid":{"rendered":"http:\/\/manufacturedhomepronews.com\/masthead\/?p=9974"},"modified":"2015-06-27T04:09:52","modified_gmt":"2015-06-27T09:09:52","slug":"manufactured-home-communities-aka-mobile-home-parks-sic-should-be-100-occupied","status":"publish","type":"post","link":"https:\/\/www.manufacturedhomepronews.com\/masthead\/manufactured-home-communities-aka-mobile-home-parks-sic-should-be-100-occupied\/","title":{"rendered":"Manufactured Home Communities &#8211; aka &#8216;Mobile Home Parks&#8217; [sic] &#8211; should be 100% Occupied"},"content":{"rendered":"<p>Investors, take note.\u00a0 Manufactured Home &#8216;Street&#8217; Retailers,<em> your report<\/em> is coming. \u00a0But for the next few minutes, we will look at why manufactured home communities (MHCs) &#8211; incorrectly still known by too many as &#8216;mobile home parks&#8217; <a href=\"http:\/\/manufacturedhomelivingnews.com\/evolutionary-from-trailer-house-to-mobile-home-to-todays-manufactured-homes\/\" target=\"_blank\">([sic] &#8211; since no mobile homes have been built in the U.S. since June 15, 1976<\/a>) ought to have 100% physical occupancy today.<\/p><div id=\"manuf-799830036\" class=\"manuf-content manuf-entity-placement\"><script async src=\"\/\/pagead2.googlesyndication.com\/pagead\/js\/adsbygoogle.js?client=ca-pub-3870480136270376\" crossorigin=\"anonymous\"><\/script><ins class=\"adsbygoogle\" style=\"display:block;\" data-ad-client=\"ca-pub-3870480136270376\" \ndata-ad-slot=\"\" \ndata-ad-format=\"auto\"><\/ins>\n<script> \n(adsbygoogle = window.adsbygoogle || []).push({}); \n<\/script>\n<\/div>\n<p>The most recent reports I&#8217;ve seen suggest that the occupancy rate for all age MH Communities is hovering around 88%.\u00a0 Senior or 55+ MHCs are around the 93% physical occupancy mark. \u00a0That number has been slowly rising.<\/p>\n<p>Roughly half of the states in the U.S. don&#8217;t maintain a master list of MHCs.\u00a0 So we must use estimates as to how many MHCs there are, based upon estimates from those-in-the-know tell me is in the range of 37,000 to 45,000 MHCs nationally. \u00a0That&#8217;s the more likely total of all land-lease MH communities of all sizes.<\/p>\n<p>About 15% of the MHCs are in the 200+ home site size that the portfolio operators &#8211; private and publicly trade &#8211; tend to prefer. That means 85% are under that threshold.\u00a0 There are MHCs with under 10 spaces (aka &#8211; pads, lots, home sites) or less in jurisdictions that keep such records. \u00a0Some experts say the typical MHC is around the 100+\/- home sites size.<\/p>\n<p><a href=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/04\/written-chinese-crisis-composed-two-characters-one-represents-danger-the-other-represents-opportunity-john-f-kennedy-copyright-2013-lifestyle-factory-homes-llc-.png\"><img fetchpriority=\"high\" decoding=\"async\" class=\" size-medium wp-image-9732 aligncenter\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/04\/written-chinese-crisis-composed-two-characters-one-represents-danger-the-other-represents-opportunity-john-f-kennedy-copyright-2013-lifestyle-factory-homes-llc--573x430.png\" alt=\"written-chinese-crisis-composed-two-characters-one-represents-danger-the-other-represents-opportunity-john-f-kennedy-copyright-2013-lifestyle-factory-homes-llc-\" width=\"573\" height=\"430\" srcset=\"https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/04\/written-chinese-crisis-composed-two-characters-one-represents-danger-the-other-represents-opportunity-john-f-kennedy-copyright-2013-lifestyle-factory-homes-llc--573x430.png 573w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/04\/written-chinese-crisis-composed-two-characters-one-represents-danger-the-other-represents-opportunity-john-f-kennedy-copyright-2013-lifestyle-factory-homes-llc--150x113.png 150w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/04\/written-chinese-crisis-composed-two-characters-one-represents-danger-the-other-represents-opportunity-john-f-kennedy-copyright-2013-lifestyle-factory-homes-llc-.png 1024w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/04\/written-chinese-crisis-composed-two-characters-one-represents-danger-the-other-represents-opportunity-john-f-kennedy-copyright-2013-lifestyle-factory-homes-llc--900x675.png 900w\" sizes=\"(max-width: 573px) 100vw, 573px\" \/><\/a><\/p>\n<p>&nbsp;<\/p>\n<p><strong>Can you spell <em>Opportunity<\/em>? <\/strong><\/p>\n<p>Bottom line, using facts, figures and estimates, the latest reports suggest there could be<strong> some 440,000 unoccupied home sites in MHCs across the country<\/strong>.\u00a0 That spells serious potential upside opportunities for investors.\u00a0 It also spells huge opportunities for HUD Code MH manufacturers, chattel lenders, suppliers, vendors, support, insurers and financial services firms of all kinds.<\/p>\n<p>Given the <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/home\/featured-articles\/june-2015\/138-general-manufactured-housing-industry-topics\/9671-the-state-of-the-manufactured-housing-industry\" target=\"_blank\">growing need for affordable housing across the U.S<\/a>., filling those sites is quite doable. What is stopping our industry from those goals?<\/p>\n<p>A variety of factors, of course.\u00a0 For starters, the <a href=\"http:\/\/manufacturedhomelivingnews.com\/cfed-and-cfpb-confused-conflicted-friends-of-manufactured-home-owners-and-prospective-buyers\/\" target=\"_blank\">CFPB certainly isn&#8217;t helping<\/a>, because those willing to risk their own capital aren&#8217;t getting to do so without significant regulatory burdens.\u00a0 Those <a href=\"http:\/\/manufacturedhomelivingnews.com\/sam-landy-umh-ceo-on-dodd-frank-and-the-preserving-access-to-manufactured-housing-act-s-682hr-650\/\" target=\"_blank\">risks from the regulators are far greater than the risk of loss from a repossession<\/a>, how crazy is <em>that<\/em>\u00a0 reality?<\/p>\n<p>The public need exists.\u00a0 The <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/home\/featured-articles\/june-2015\/138-general-manufactured-housing-industry-topics\/9652-a-nation-of-rentersor-home-buyers\" target=\"_blank\">pricing of MH vs. rentals or other options is competitive and favorable<\/a>.\u00a0 But the main issues slowing that 100% physical occupancy goal could be summed up in two words joined by an &#8216;and.&#8217; <strong>Image<\/strong> and <strong>Education<\/strong>.\u00a0 <em>Even the regulatory hurdles come down to image and education<\/em>, though some may not see that connection the same way we do here on the <em>Masthead.<\/em><\/p>\n<figure id=\"attachment_9943\" aria-describedby=\"caption-attachment-9943\" style=\"width: 573px\" class=\"wp-caption aligncenter\"><a href=\"http:\/\/manufacturedhomelivingnews.com\/tyson-blattner-purdue-university-grad-student-on-manufactured-home-living-inside-mh-video-interview\/\" target=\"_blank\"><img decoding=\"async\" class=\"size-medium wp-image-9943\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/06\/compare-class-c-apartments-vs.3-star-manufactured-home-community-masthead-blog-manufacturedhousing-mhpronews-com--573x430.png\" alt=\"compare-class-c-apartments-vs.3-star-manufactured-home-community-masthead-blog-manufacturedhousing-mhpronews-com-\" width=\"573\" height=\"430\" \/><\/a><figcaption id=\"caption-attachment-9943\" class=\"wp-caption-text\">Rents are rising in many markets, due in part to the impact of potential buyers being denied access to credit. CFPB policy on MH lending is thus costing the federal government money in their affordable housing subsidy programs. But industry professionals must recall that historically we&#8217;ve been 20% of all new housing starts, and could be far higher, given the correct approaches at the business, image and education levels. \u00a0MHI&#8217;s Dick Jennison stated publicly that the industry can return to 500,000 new home shipments with the right efforts. \u00a0We agree.<\/figcaption><\/figure>\n<p>Of course, &#8220;could&#8221; may not mean &#8220;does.&#8221; That said, IMHO, all facts shared and known suggests this is a great time for investors to target the MH sector for investments in stocks in related MH companies, direct investments in MHCs, etc.. \u00a0 Investors are indeed doing so, but mostly by aiming at the top 15% of the larger communities.<\/p>\n<p>MH Retailers?\u00a0 Your report is coming.\u00a0 As good as the potential for MHCs is, the upside for a good retailer could be even better.\u00a0 That said, there is value to marrying the MHR to an MHC.
