The problem is getting worse.<\/p>\n<p><strong>&#8216;How do you retire if rent is $8,500?&#8217;\u00a0<\/strong>Orlando real estate agent Freddie Smith\u00a0<a href=\"https:\/\/www.tiktok.com\/@fmsmith319\/video\/7342931714655964462\"><strong>asked<\/strong><\/a> in a TikTok video earlier this year. Projecting a similar 4.3-times increase thirty years into the future, rent would be some $8,500 monthly for today\u2019s young adults as they near retirement.<\/p>\n<p>Lieutenant Governor David Zuckerman (VT-D) said homelessness is the canary in the coal mine for our economic, moral, and political policies (6.12.2023).<\/p>\n<p>Here are more vexing facts.<\/p>\n<ul>\n<li>Homelessness in Florida is \u201c<a href=\"https:\/\/www.wusf.org\/local-state\/2024-04-28\/homelessness-is-rampant-in-florida-and-growing\">rampant\u201d and \u201cgrowing<\/a>.\u201d<\/li>\n<li><a href=\"https:\/\/www.datapandas.org\/ranking\/homeless-population-by-state\"><strong>States <\/strong>with the\u00a0<strong>Most Homeless<\/strong><\/a><strong>\u00a0<\/strong>(2024): California (171,521) \u00b7 New York (74,178) \u00b7 Florida (25,959) \u00b7 Washington (25,211) \u00b7 Texas (24,432) \u00b7 Oregon (17,959).<\/li>\n<li>\u201c<a href=\"https:\/\/usafacts.org\/articles\/which-states-have-the-highest-and-lowest-rates-of-homelessness\/\">New York, Vermont, and Oregon have the\u00a0<strong>highest <\/strong>rates of\u00a0<strong>homelessness<\/strong>\u00a0across the 50\u00a0<strong>states<\/strong><\/a>.\u201d<\/li>\n<li>While drugs or alcoholism may be a factor in homelessness,\u00a0<a href=\"https:\/\/www.opb.org\/article\/2023\/10\/09\/oregon-homelessness-history-background-housing-solutions\/\">the lack of affordable housing <\/a>is the biggest factor.\u00a0<a href=\"https:\/\/endhomelessness.org\/blog\/employed-and-experiencing-homelessness-what-the-numbers-show\/\">Some 53<\/a>\u00a0to\u00a0<a href=\"https:\/\/www.usich.gov\/guidance-reports-data\/data-trends#:~:text=As%20many%20as%2040%25%2D,to%20afford%20a%20one%2Dbedroom.\">60 percent<\/a>\u00a0of the homeless are employed. Indeed, some who become homeless may turn to drugs or alcohol to cope with their plight.<\/li>\n<\/ul>\n<p>A lack of affordable housing is costing our economy some two trillion dollars annually. So said Senator Sheldon Whitehouse (RI-D). Whitehouse <a href=\"https:\/\/www.budget.senate.gov\/chairman\/newsroom\/press\/whitehouse-expanding-housing-affordability-drives-economic-growth\">said that in support of a Democratic plan<\/a> he curiously admitted wouldn\u2019t solve the crisis.<\/p>\n<p>In the U.S. House, Representative Ilhan Omar (MN-D) is\u00a0<a href=\"https:\/\/www.manufacturedhomepronews.com\/fran-quigley-rep-ilhan-omar-trillion-dollar-homes-for-allmanufactured-housing-legislation-invest-12-million-new-housing-units-facts-analysis-plus-sunday\/\">pitching a trillion-dollar plan<\/a>\u00a0that if it is carefully examined also won\u2019t solve the housing crisis. Omar\u2019s bill would<a href=\"https:\/\/www.manufacturedhomepronews.com\/fran-quigley-rep-ilhan-omar-trillion-dollar-homes-for-allmanufactured-housing-legislation-invest-12-million-new-housing-units-facts-analysis-plus-sunday\/\" target=\"_blank\" rel=\"noopener\">\u00a0authorize construction of 12 million new public housing and privately owned rental units<\/a>. Estimates on the number of housing units needed vary, but 6 to 10 million units needed are plausible. With more births than deaths plus immigration, Rep. Omar may have a point that 12 million units may be needed.<\/p>\n<p>The\u00a0<em><a href=\"https:\/\/www.theledger.com\/story\/opinion\/columns\/2024\/02\/25\/what-do-zoning-boards-have-against-manufactured-homes-guest-column\/72689048007\/\">Ledger<\/a><\/em>\u00a0thoughtfully published an op-ed about 6 months ago that cited this statement.<\/p>\n<ul>\n<li>&#8220;Right now, in almost no market in this country, can a [conventional] homebuilder build a house that is affordable for a first-time homebuyer,&#8221; National Association of Home Builders CEO Jerry Howard said on\u00a0<em>Fox Business<\/em>. &#8220;We can&#8217;t do it. The costs that are on us make it impossible.&#8221;<\/li>\n<\/ul>\n<p><a href=\"https:\/\/www.bing.com\/ck\/a?!&amp;&amp;p=e2e75b2f43f176dbJmltdHM9MTcwOTA3ODQwMCZpZ3VpZD0yMDQ4MGRmZS04OWQ1LTYwZjktMmNiZS0wMjE4ODhiOTYxNzYmaW5zaWQ9NTIwMQ&amp;ptn=3&amp;ver=2&amp;hsh=3&amp;fclid=20480dfe-89d5-60f9-2cbe-021888b96176&amp;psq=Governments+should+lighten+up+on+zoning+for+affordable+manufactured+homes+on+MSN&amp;u=a1aHR0cHM6Ly93d3cubXNuLmNvbS9lbi11cy9tb25leS9yZWFsZXN0YXRlL2dvdmVybm1lbnRzLXNob3VsZC1saWdodGVuLXVwLW9uLXpvbmluZy1mb3ItYWZmb3JkYWJsZS1tYW51ZmFjdHVyZWQtaG9tZXMtZ3Vlc3QtY29sdW1uL2FyLUJCMWlRTGRu&amp;ntb=1\"><em>MSN<\/em><\/a><em>,\u00a0<\/em><a href=\"https:\/\/news.yahoo.com\/governments-lighten-zoning-affordable-manufactured-100740389.html\"><em>Yahoo News<\/em><\/a>, and\u00a0<a href=\"https:\/\/www.planetizen.com\/news\/2024\/02\/127652-opinion-make-way-manufactured-housing\"><em>Planetizen<\/em><\/a><em>\u00a0<\/em>are some aggregators and news sources that republished or plugged that\u00a0<em><a href=\"https:\/\/www.theledger.com\/story\/opinion\/columns\/2024\/02\/25\/what-do-zoning-boards-have-against-manufactured-homes-guest-column\/72689048007\/\">Ledger<\/a><\/em>\u00a0op-ed.<\/p>\n<p>Not long after that,\u00a0<a href=\"https:\/\/www.deseret.com\/opinion\/2024\/04\/29\/manufactured-housing-in-the-answer\/\"><em>Deseret News<\/em><\/a>\u00a0invited a longer and focused set of facts behind existing federal law and the \u201c<a href=\"https:\/\/www.manufacturedhomepronews.com\/wp-content\/uploads\/2023\/10\/QuotesCollageManufacturedHousingImprovementActof2000MHIA-EnhancedPreemptionQuotesInsightsOnFederalPreemptionofHUDCodeManufacturedHomesMHProNews-min.png\">enhanced preemption<\/a>\u201d enforcement solution to the housing crisis using inherently affordable modern manufactured homes. Thanks to media coverage, awareness has incrementally increased.<\/p>\n<p>But public officials have apparently not yet budged.<\/p>\n<p>Polk County, FL reportedly has the <a href=\"https:\/\/www.theledger.com\/story\/news\/2007\/04\/10\/polk-county-has-the-most-mobile-homes\/25840128007\/\">highest percentage of mobile and manufactured homes in the Florida<\/a>. U.S. <a href=\"https:\/\/www.manufacturedhomelivingnews.com\/ranking-of-manufactured-homes-and-mobile-homes-as-percentage-of-all-housing-units-in-all-50-states-washington-d-c-and-puerto-rico-plus-more-manufactured-housing-research-facts\/\">Census data indicates that Florida<\/a>\u00a0has one of the highest percentages of mobile and manufactured homes in the U.S.<\/p>\n<p>Based on\u00a0<a href=\"https:\/\/www.manufacturedhomepronews.com\/revealing-manufactured-housing-loan-data-per-consumer-financial-protection-bureau-cfpb-21st-triad-vanderbilt-united-wm-rocket-cascade-credit-human-guild-et-al-reality-check-mhmarket\/\">Consumer Financial Protection Bureau (CFPB) generated HMDA data Polk County, FL<\/a>\u00a0is the number three county in the U.S. for manufactured home loans. Fresh data reveals some 1,273 loans for an average amount financed of $168,695.99 were originated.<\/p>\n<p>The Manufactured Housing Association for Regulatory Reform (MHARR) says\u00a0<a href=\"https:\/\/manufacturedhousingassociationregulatoryreform.org\/manufactured-housing-production-and-shipments-grow-in-june-2024\/\">Florida is the #2 state in the U.S. for new manufactured home shipments<\/a>.<\/p>\n<p>Those facts obviously haven\u2019t hurt conventional housing values, as\u00a0<a href=\"https:\/\/www.manufacturedhomelivingnews.com\/ranking-of-manufactured-homes-and-mobile-homes-as-percentage-of-all-housing-units-in-all-50-states-washington-d-c-and-puerto-rico-plus-more-manufactured-housing-research-facts\/\">numerous studies<\/a>, the\u00a0<a href=\"https:\/\/www.urban.org\/urban-wire\/new-evidence-shows-manufactured-homes-appreciate-well-site-built-homes\">Urban Institute citing FHFA data<\/a>, and\u00a0<a href=\"https:\/\/archives.hud.gov\/remarks\/carson\/speeches\/2019-05-07.cfm\">HUD<\/a>\u00a0have repeatedly demonstrated that\u00a0<a href=\"https:\/\/www.huduser.gov\/portal\/Publications\/pdf\/mfghsg_HUD_2011.pdf\">manufactured homes and conventional housing appreciate side-by-side<\/a>.<\/p>\n<p>Arguably among the takeaways from that array of linked facts and insights is this. All sorts of housing are needed. Conventional site-built houses, multifamily housing, tiny houses, modular homes, prefab homes, 3D printed housing, container houses, and manufactured homes. Barring a dubious\u00a0<a href=\"https:\/\/www.manufacturedhomepronews.com\/the-one-thing-that-might-work-faster-at-improving-u-s-housing-crisis-faster-than-more-manufactured-housing-production-which-others-in-mhville-have-downplayed-ignored-plus-mhville-markets\/\">mass exodus<\/a> from the U.S. of millions of souls, the U.S. will need millions of inherently affordable housing units. And as the quote from former NAHB CEO Howard above reminds us, <a href=\"https:\/\/www.theledger.com\/story\/opinion\/columns\/2024\/02\/25\/what-do-zoning-boards-have-against-manufactured-homes-guest-column\/72689048007\/\">conventional builders have already said they can\u2019t achieve the price points or volume<\/a>\u00a0needed.<\/p>\n<p>All sorts of new construction are needed to meet the needs. But without millions of new manufactured homes, the affordable housing crisis can\u2019t be solved. Why? Because nothing else makes the math work. <a href=\"https:\/\/www.huduser.gov\/portal\/pdredge\/pdr-edge-trending-090721.html\">HUD researchers<\/a> indicated they have reviewed 50 years of political promises by both major parties. <a href=\"https:\/\/www.huduser.gov\/portal\/pdredge\/pdr-edge-frm-asst-sec-091923.html\">HUD\u2019s Regina Gray said professionals<\/a>\u00a0from nations around the world come to the U.S. to better understand the wonders of American manufactured housing.<\/p>\n<p>The facts and\u00a0<a href=\"https:\/\/www.manufacturedhomepronews.com\/masthead\/affordable-housing-crisis-solution-made-easy-9-minutes-of-facts-with-applied-common-sens\">math<\/a>\u00a0are clear. To avoid forever renting, to avoid homelessness, we need more inherently affordable housing that doesn\u2019t require taxpayer subsidies. And the laws needed to make this happen already exist.<\/p>\n<p>In\u00a0<a href=\"https:\/\/www.govinfo.gov\/content\/pkg\/CHRG-112hhrg75068\/html\/CHRG-112hhrg75068.htm\">Congressional testimony<\/a>, MHARR member Edward <a href=\"https:\/\/www.manufacturedhomelivingnews.com\/edward-hussey-to-be-clear-madam-chairwoman-there-is-nothing-wrong-with-the-2000-law-the-manufactured-housing-improvement-act-doesnt-need-to-be-amended-the-issue-is-implementation\/\">Hussey said<\/a>: \u201cFollowing 12 years of study and analysis including the recommendations of the National Commission, Congress enacted the 2000 law\u2026\u201d<\/p>\n<p>A widely bipartisan Congress passed what became <a href=\"https:\/\/manufacturedhousingassociationregulatoryreform.org\/mhpronews-qa-with-danny-ghorbani\/duty-to-serve-mh\/#ThirdQandA\">the Manufactured Housing Improvement Act of 2000 signed into law by then President Bill Clinton<\/a>\u00a0(D).<\/p>\n<p>Zoning is a post-production issue. It is odd then, isn\u2019t it, that the Manufactured Housing Institute (MHI) and the Florida Manufactured Housing Association don\u2019t have <a href=\"https:\/\/www.manufacturedhomepronews.com\/wp-content\/uploads\/2024\/08\/ManufacturedHousingInstituteDocumentManufacturedHousingImprovementActof2000DutytoServeManufacturedHousingLesliGoochQuotesInfographicMHProNews.jpg\">on their website<\/a>\u00a0the nearly magic words \u201c<a href=\"https:\/\/www.manufacturedhomepronews.com\/wp-content\/uploads\/2024\/06\/ManufacturedHousingInstituteLeaderQuotesEnhancedPreemptionManufacturedHousingImprovementAct2000DutytoServeManufacturedHousingHERA2008PlusImageIssueMHProNewsQuoteGraphic6.6.2024a-min.png\">enhanced preemption<\/a>\u201d over local zoning barriers? By contrast, <a href=\"https:\/\/manufacturedhousingassociationregulatoryreform.org\/?s=enhanced+preemption\">MHARR has pages of references to enhanced preemption on their website<\/a>.<\/p>\n<p>A prominent, and arguably notorious,\u00a0<a href=\"https:\/\/www.manufacturedhomepronews.com\/wp-content\/uploads\/2018\/04\/2018Top50ManufacturedHomeCommunitiesListNotMObileHomeParksNCCNationalCommunitiesCouncilManufacturedHousingInsttitueDailyBusinessNewsMHProNEws.jpg\">MHI member (MHP Funds<\/a>) is\u00a0<a href=\"https:\/\/pestakeholder.org\/pesp-private-equity-manufactured-housing-tracker\/\">Frank Rolfe<\/a>, who has been spotlighted in an apparently negative way by the <a href=\"https:\/\/pestakeholder.org\/reports\/report-a-hostage-strategy-for-housing-investment\/\">Private Equity Stakeholder Project<\/a>\u00a0(PESP). Ironically, Rolfe has <a href=\"https:\/\/www.manufacturedhomepronews.com\/gross-incestuous-symbiosis-bloodbath-claims-denial-by-manufactured-housing-institute-mhi-firms-frank-rolfe-andrew-keel-passive-investing-subculture-interview-rent-control-hit-mhi\">ripped MHI multiple times<\/a>\u00a0and\u00a0<a href=\"https:\/\/www.manufacturedhomepronews.com\/frank-rolfe-denounces-special-interests-dont-tell-me-we-cant-solve-affordable-housing-truth-is-we-dont-want-to-solve-affordable-housing-c\">public officials<\/a>\u00a0by saying: \u201c<strong>So don\u2019t tell me \u201cwe can\u2019t solve affordable housing\u201d because the correct statement is \u201cwe don\u2019t want to solve affordable housing\u201d. There are too many special interests \u2013 both inside and outside the government \u2013 to ever let that happen.\u201d<\/strong><\/p>\n<p>Mainstream media, earnest affordable housing advocates, and public officials who sincerely want to solve the problem &#8211; instead of merely posturing as elections approach &#8211; need to routinely expose and then fix this nightmare for millions that is <a href=\"https:\/\/nlihc.org\/explore-issues\/why-we-care\/problem\">costing our nation some $2 trillion a year in lost productivity<\/a>. If existing laws aren\u2019t routinely enforced, then the evidence is this. <strong>Forever renters face homelessness in record numbers<\/strong>. ###<\/p>\n<p>&nbsp;<\/p>\n<figure
