It may be illegal, but it&#8217;s business.\u00a0 The risk\/reward equation for a criminal enterprise is different than for a legal business.<\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Back to the opening question. <em>Where the manufactured home industry&#8217;s profits in the mid-to-late 1990s, false or real?<\/em><\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">They may have <i>seemed<\/i> real at the time, but it was <i>a reality built on quicksand.\u00a0 <\/i><\/span><\/span><i><\/i><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">A sinkhole developed under that mountain of bad MH loans. <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">The new home shipment graphic below tells the tale. In Wisconsin, they might answer, \u201c<span style=\"color: #993300;\"><strong>youbetcha<\/strong><\/span>.\u201d<\/span><\/span><\/p>\n<p><b><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">The FEMA Trap<\/span><\/span><\/b><b><\/b><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">In 2006 and 2007, after all those FEMA orders from the 2005 hurricane season, some where <em>praying<\/em> for more bad weather. <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Duh. Short-term thinking has harmed the MH industry and image numerous times.<\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">FEMA orders were similar to those bad MH loans from the 1990s. Those bad MH loans hurt our industry&#8217;s reputation. Once seemingly \u2018profitable\u2019 companies collapsed in the wake of the 1990s MH credit crash. <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Another, smaller wave of companies failed as a result of the post-2005 FEMA housing rebound\/impacts.\u00a0 But it was already a smaller industry.<\/span><\/span><\/p>\n<p><img decoding=\"async\" class=\"aligncenter size-medium wp-image-14041\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/GusRodriguezTejasHomesBobCrawfordDickMooreHousingRossKinzlerRetiredWHA-575x396.png\" alt=\"GusRodriguezTejasHomesBobCrawfordDickMooreHousingRossKinzlerRetiredWHA\" width=\"575\" height=\"396\" srcset=\"https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/GusRodriguezTejasHomesBobCrawfordDickMooreHousingRossKinzlerRetiredWHA-575x396.png 575w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/GusRodriguezTejasHomesBobCrawfordDickMooreHousingRossKinzlerRetiredWHA-150x103.png 150w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/GusRodriguezTejasHomesBobCrawfordDickMooreHousingRossKinzlerRetiredWHA-768x529.png 768w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/GusRodriguezTejasHomesBobCrawfordDickMooreHousingRossKinzlerRetiredWHA.png 790w\" sizes=\"(max-width: 575px) 100vw, 575px\" \/><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">We\u2019ve had numerous comments from industry professionals who say that <em>too many in manufactured housing have not learned the lessons from FEMA\/Katrina<\/em>.\u00a0 That the industry is walking into a pit, let&#8217;s call it &#8216;the FEMA trap.&#8217;<\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">The industry professional who sent <a href=\"http:\/\/www.MHProNews.com\/blogs\/industryvoices\/a-much-better-way-for-fema-taxpayers-says-manufactured-home-industry-professional\/\" target=\"_blank\" rel=\"noopener\"><b>this linked commentary<\/b> <\/a>was right, the federal government could do FEMA much better, and could save taxpayers in the process.\u00a0 <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Doing FEMA right &#8211; instead of wrong &#8211; would be better for those being served, the public in general, and could protect the industry&#8217;s independent businesses more too.<\/span><\/span><\/p>\n<p><a href=\"http:\/\/www.MHProNews.com\/blogs\/daily-business-news\/texas-florida-hurricanes-slam-september-hiring-first-jobs-drop-in-years\/\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-14031 aligncenter\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/FEMAmanufacturedHousingUnitsFEMADailyBusinessNewsMHProNews-398x430-398x430.png\" alt=\"FEMAmanufacturedHousingUnitsFEMADailyBusinessNewsMHProNews-398x430\" width=\"398\" height=\"430\" srcset=\"https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/FEMAmanufacturedHousingUnitsFEMADailyBusinessNewsMHProNews-398x430.png 398w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/10\/FEMAmanufacturedHousingUnitsFEMADailyBusinessNewsMHProNews-398x430-139x150.png 139w\" sizes=\"(max-width: 398px) 100vw, 398px\" \/><\/a><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Some will profit from FEMA going in, and will also make money on the flip side \u2014 when those homes <em>flood<\/em> (pardon the pun) \u2018back onto the market\u2019 &#8211; and get auctioned off. A ship&#8217;s masthead is the highest perch on that vessel. &#8220;You can see farther from the vantage point of the Masthead.&#8221; &#8211; The Elk. <\/i><\/figcaption><\/figure>\n<p>&nbsp;<\/p>\n<p><b><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Then and Now<\/span><\/span><\/b><b><\/b><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Today&#8217;s manufactured home lenders are arguably profitable and more financially responsible.\u00a0 Lessons learned.<\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">That doesn&#8217;t mean all is perfect. <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">The CFPB, however well intended, has created as much or more harm as good, and it has cost taxpayers tens of billions in the process. The cost of the CFPB has been much even more in terms of lost economic benefits, caused by that agency\u2019s implementation of Dodd-Frank.<\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">The industry hasn&#8217;t successfully addressed CFPB, nor has it fully learned and applied the lessons of FEMA and disaster relief.\u00a0 <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">There&#8217;s no doubt, the federal and state governments are doing much better than it did with Katrina and Sandy.<\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">But there is room to improve. <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Those improvements would save taxpayers money.<\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">Improving FEMA <em>might<\/em> cut the wild profits of a few &#8211; short term &#8211; but they would lead to more sustainable profits for the many that could endure for years to come.\u00a0<\/span><\/span><\/p>\n<p style=\"text-align: center;\"><span style=\"color: #ff0000; font-size: 12pt;\"><strong><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif;\">It&#8217;s the difference between false and real profits.<\/span><\/strong><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">It&#8217;s the difference between sustainable, long-term thinking and short-term money. <\/span><\/span><\/p>\n<p><span style=\"margin: 0px; font-family: 'Helvetica',sans-serif; font-size: 12pt;\"><span style=\"color: #000000;\">We\u2019ll talk about the false prophets another time.
