Even though many may see the potential to hit 300,000 or 400,000 or even 500,000 annual shipments in a sustainable fashion, that will only occur when systemic changes are made by serious manufactured home players on the local and regional levels. <\/i><\/figcaption><\/figure>\n<p>We have a new generation \u2013 including owners and management &#8211; many of whom have never personally experienced high volume before.\u00a0 Many of those need coaching by those who have seen it, done it and are still doing it.<\/p>\n<p><strong>Hooked on MH\u2019s Version of Cocaine?<\/strong><\/p>\n<p>There are some who think that only bad lending can get manufactured home sales volume back up.<\/p>\n<p>Some think the industry is <em>addicted<\/em> to bad lending, and that <em>only <\/em>unsustainable loans can lead the industry to higher volume.<\/p>\n<p>While it is true that loose credit was a driver for tens or hundreds of thousands of MH sales back in the roar of the 1990s &#8211; until the MH Industry\u2019s financing collapse by the early 2000s &#8211; its false to believe that only \u201cloose\u201d lending can return the industry to previous greatness.<\/p>\n<figure id=\"attachment_13612\" aria-describedby=\"caption-attachment-13612\" style=\"width: 415px\" class=\"wp-caption aligncenter\"><img decoding=\"async\" class=\"size-full wp-image-13612\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/06\/BadLoansSettingHouseOnFireMastheadblogMHProNews.png\" alt=\"BadLoansSettingHouseOnFireMastheadblogMHProNews\" width=\"415\" height=\"370\" srcset=\"https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/06\/BadLoansSettingHouseOnFireMastheadblogMHProNews.png 415w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/06\/BadLoansSettingHouseOnFireMastheadblogMHProNews-150x134.png 150w\" sizes=\"(max-width: 415px) 100vw, 415px\" \/><figcaption id=\"caption-attachment-13612\" class=\"wp-caption-text\"><i> Bad, unsustainable loans is analogous to setting the industry&#8217;s house on fire. But they want to make sure that their <em>loans perform.<\/em><\/p>\n<p>When loans perform and make buying a home realistic, everyone in the mix can in theory, win.\u00a0 This is where HUD Secretary, Dr. Ben Carson&#8217;s point about <a href=\"https:\/\/www.manufacturedhomelivingnews.com\/?p=8188\" target=\"_blank\" rel=\"noopener\">home ownership leading to wealth building makes sense<\/a>.<\/p>\n<p><strong>Association Whispers to MHProNews<\/strong><\/p>\n<p>As important as national associations can be, state associations are important too.\u00a0 State associations are in their own way closer to the front line where congressmen and senators live in their districts\/state.<\/p>\n<p>State and community association members are the ones who vote for and\/or support a legislator.<\/p>\n<p>Yes, national associations can engage any congressional representative or senator too. But at the end of the day, someone back in that elected official&#8217;s district ought to be in the mix.<\/p>\n<p>So, we find the insights from the states to be as interesting and relevant as those from a national association. While national associations meet with D.C. based regulators, policy advocates, Congressional staff or members, it&#8217;s the state and community associations and their members who are the &#8220;boots on the ground&#8221; that are key to making it happen. While some at the state level are happy, a number have several unaddressed concerns.<\/p>\n<p><strong>Facts Matter<\/strong><\/p>\n<p><a href=\"https:\/\/www.manufacturedhomepronews.com\/while-manufactured-housing-overall-rises-some-slip-sliding-away\/\" target=\"_blank\" rel=\"noopener\"><img loading=\"lazy\" decoding=\"async\" class=\"alignleft wp-image-13614\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/06\/CautionSlippingManufacturedHousnigIndustryNewsDailyBuisnessNews.png\" alt=\"CautionSlippingManufacturedHousnigIndustryNewsDailyBuisnessNews\" width=\"288\" height=\"294\" srcset=\"https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/06\/CautionSlippingManufacturedHousnigIndustryNewsDailyBuisnessNews.png 408w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2017\/06\/CautionSlippingManufacturedHousnigIndustryNewsDailyBuisnessNews-147x150.png 147w\" sizes=\"(max-width: 288px) 100vw, 288px\" \/><\/a>We\u2019ve identified that there are states that are <a href=\"https:\/\/www.manufacturedhomepronews.com\/while-manufactured-housing-overall-rises-some-slip-sliding-away\/\" target=\"_blank\" rel=\"noopener\">still flat, rising very modestly or are shrinking in sales<\/a>.<\/p>\n<p>We\u2019ve identified the fact that MH rental housing &#8211; destined for manufactured home REITs or other land-lease communities that want a faster fill than sales previously gave them \u2013 has a narrow window.\u00a0 Depending on who you listen to, the heavy-orders from communities may last roughly 5 years (+\/-). After that, they will tend to drop off (there will always be a level of replacement sales).<\/p>\n<p>So, filling spaces in higher vacancy properties has driven part of the shipment rise.<\/p>\n<p>There are a limited number of independent retailers, as a result of the wipe-out between 1998 and 2011.<\/p>\n<p>Factories are telling us they could be doing more, opening more plants, etc., but the lack of enough solid independent retailers are part of their challenge.<\/p>\n<p>Factories also tell us that they compete for labor too, much as the stick builders do.<\/p>\n<p>Then there\u2019s the biggest challenge of all, <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/industry-news\/industry-in-focus\/climate-change-tornadoes-and-mobile-homes-dangerous-oversights-mark-skidmore-admits-michigan-state-univ-study-s-omissions-revealing-analysis-report\" target=\"_blank\" rel=\"noopener\">misunderstandings about our industry\u2019s products <\/a> and services.<\/p>\n<p>Tied in with those misunderstandings are zoning, regulatory or other issues.\u00a0 Enforcing the &#8220;<span style=\"color: #993300;\"><strong>enhanced preemption<\/strong><\/span>&#8221; of the Manufactured Housing Improvement Act of 2000 would be huge for almost every market where a HUD Code home could fit.<\/p>\n<p>Getting our industry\u2019s lending \u2018closer\u2019 to site built lending is desirable, but realistically, numerous locations have proven they<em> can grow with precisely the lending we have today.<\/em><\/p>\n<p>&nbsp;<\/p>\n<p><iframe src=\"https:\/\/player.vimeo.com\/video\/206619596\" width=\"576\" height=\"324\" frameborder=\"0\" allowfullscreen=\"allowfullscreen\"><\/iframe><\/p>\n<p>&nbsp;<\/p>\n<p>Part of the lending solution must include proper appraisals. The same is true of giant hedge funds, some of which are already invested in MH.\u00a0 Learn more, <a href=\"https:\/\/www.manufacturedhomepronews.com\/nyp-hedge-funds-face-a-crisis-of-confidence-the-mhville-view\/\" target=\"_blank\" rel=\"noopener\">click here.<\/a><\/i><\/figcaption><\/figure>\n<p>There are those looking at:<\/p>\n<ul>\n<li>what Amazon is planning to do with their acquisition of Whole Foods,<\/li>\n<li>or <a href=\"https:\/\/www.manufacturedhomepronews.com\/googles-going-modular-housing\/\" target=\"_blank\" rel=\"noopener\">Google is doing \u2018going modular\u2019 <\/a>at a Bay Area campus,<\/li>\n<\/ul>\n<p>that wonder\u2026<\/p>\n<p>What would happen if those cash-rich, tech giants entered the factory-built housing field directly and\/or via acquisitions?<\/p>\n<p>Don\u2019t forget, Berkshire-Hathaway came into MHVille one day, and 14 years later, they\u2019re number one in several categories.<\/p>\n<p>There are overseas, Canadian and domestic investors who have stepped into the MHC sphere, and we\u2019ve watched MHC property values go up through supply and demand.<\/p>\n<p>Then there are overseas producers of factory-built housing that are testing the American market. We hear from them directly. But some agree with the <em>Masthead<\/em> that MH ought to be doing half-a-million a year in annual shipments. Why are we struggling along with sub-100,000 shipments? <\/i><\/figcaption><\/figure>\n<p>While we celebrate that recovery \u2013 which so many, <em>including <\/em>ourselves and others we\u2019ve worked alongside and in conjunction with &#8211; ought not kid ourselves either. \u00a0Manufactured housing is still stuck in low gear.
