This reality is reflected in <a href=\"http:\/\/manufacturedhomelivingnews.com\/double-digit-manufactured-home-sales-growth-mharr-july-7-report\/\" target=\"_blank\">double-digit rises in new manufactured housing shipments<\/a> in recent months.\u00a0 There are plenty of encouraging signs, in the <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/home\/featured-articles\/august-2016\/138-general-manufactured-housing-industry-topics\/11952-revolution-homes-11-million-global-prefabs-trumps-are-in-factory-built-housing-\" target=\"_blank\">U.S. and globally, as the promise of 1.1 million global units annually in factory-home building tells us that we&#8217;re becoming more mainstream<\/a>.<\/p>\n<p>But there still remains a slew of zoning, HUD, DOE, CFPB, DTS and other challenges that manufactured housing faces.\u00a0 Each of these acts as a <strong><em>foot-on-the-brakes<\/em><\/strong> for even more rapid growth in sales of new homes.<\/p>\n<p>One of those impediments is the other side of mainstream media reports; <a href=\"https:\/\/www.manufacturedhomepronews.com\/manufactured-home-community-tangled-in-legal-issues-resident-ag-complaints\/\" target=\"_blank\">all-too-often negative when it comes to reflections of resident relations in manufactured home communities<\/a>.<\/p>\n<p>True, media editors often loves an &#8216;<strong><em>if it bleeds, it leads&#8217;<\/em><\/strong> type of stories. But knowing that, <em>doesn&#8217;t it make sense for our industry to work all the harder at getting the good word and the good news out?!<\/em><\/p>\n<p>Some of those negative, mainstream media accounts &#8211; <a href=\"http:\/\/manufacturedhomelivingnews.com\/what-pbs-newshour-missed-about-manufactured-home-living\/\" target=\"_blank\">we know from first-hand experience are exaggerated or overlook realities that take place in the real world<\/a>.\u00a0 For example, site fees tend to rise, for all the reasons that rents in mainstream housing rise, or property taxes in mainstream housing rise.<\/p>\n<p>But when you see year-after-year of aggressive increases without good underlying fundamentals, that can turn off even die-hard MHPros in the community sector. \u00a0It&#8217;s also a reason why some at the GSE&#8217;s don&#8217;t want to do home only (personal property, chattel loans) in MHCs. <strong>Duh!<\/strong><\/p>\n<p>A number of MH and MHC Pros hate to see those rapid spikes being done by others, but when given the chance to comment publicly, they may opt to say nothing. \u00a0Too politically sensitive&#8230;<\/p>\n<figure id=\"attachment_10152\" aria-describedby=\"caption-attachment-10152\" style=\"width: 50px\" class=\"wp-caption alignleft\"><img decoding=\"async\" class=\"size-full wp-image-10152\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/08\/matthew-silver-daily-business-news-mhpronews-com1.jpg\" alt=\"matthew-silver-daily-business-news-mhpronews-com1\" width=\"50\" height=\"50\" \/><figcaption id=\"caption-attachment-10152\" class=\"wp-caption-text\">Matthew Silver, Daily Business News.<\/figcaption><\/figure>\n<p>Matthew Silver, in his routinely effective way, thread the needle on this report:<\/p>\n<p><strong><u><a href=\"http:\/\/www.mhpronews.com\/blogs\/daily-business-news\/residents-of-oregon-manufactured-home-community-consider-long-term-leases\/\">Residents of Oregon Manufactured Home Community Consider Long-term Leases<\/a><\/u><\/strong><\/p>\n<p>We offered a good sampling of manufactured housing pros we know, mostly from the community sector, to share a public comment on the article and issue linked above.\u00a0 The common response, paraphrased?\u00a0 \u201c<strong>This is too sensitive a topic for me to comment on, but thanks for asking<\/strong>.\u201d<\/p>\n<p>That said, one party did comment, <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/component\/banners\/click\/139\" target=\"_blank\">Paul Bradly, with ROC USA<\/a>, who said this:<\/p>\n<figure id=\"attachment_10239\" aria-describedby=\"caption-attachment-10239\" style=\"width: 322px\" class=\"wp-caption alignleft\"><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-10239\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2015\/08\/paul-bradley-jerry-voorhis-memorial-award-2014-postedDailyBusinessNews-MastheadBlogmhpronews-com.png\" award.<\/figcaption><\/figure>\n<p>\u201c<span style=\"color: #993300;\"><strong><span style=\"color: #993300;\">T<\/span>his is an example of an unbalanced long-term lease that is causing nightmares \u2013 bad press and customer relations for the community owner and anxiety and high costs for the homeowners.<\/strong><\/span><\/p>\n<p><span style=\"color: #993300;\"><strong>The Freddie Mac lease was indexed and had pass through for tax, water, and sewer increases but what\u2019s remarkably different is the dark cloud of a 25% increase in base rent for new buyers in this Oregon example.\u00a0 <\/strong><\/span><\/p>\n<p><span style=\"color: #993300;\"><strong>That seems counter-productive.\u00a0 Don\u2019t we want homeowners to be able to sell, take their equity, and move on for work or whatever?\u00a0 It\u2019s in everyone\u2019s interest to have an effective resale market!\u00a0 That\u2019s something Warren Buffet told Kevin Clayton years ago.\u00a0 Not much has changed, yet<\/strong>.<\/span>\u201d<\/p>\n<p><strong>Rent Control<\/strong><\/p>\n<p>I\u2019ve lived and worked in states that have some form of rent control, and it is something we oppose in principle as overall harmful to business and consumers alike.<\/p>\n<p>But isn\u2019t it the perception \u2013 and in the media, <em>perception magically becomes reality<\/em> \u2013 of aggressive rent increases that create the blow-back that all-too-often ends up in some form of rent control?<\/p>\n<p>We aren\u2019t spelling out the answer tonight. \u00a0We\u2019re simply pointing out that there&#8217;s more good news reports, but there are still troubling news reports too.\u00a0 The community sector is hot, as the <a href=\"https:\/\/www.manufacturedhomepronews.com\/manufactured-home-community-owner-yes-redistributes-assets\/\" target=\"_blank\">recent buyout of the majority of <strong>Yes! That&#8217;s an obvious part of industry advancement.<\/figcaption><\/figure>\n<p>Most community owners and operators we know, and those we work with, regulate their site fees in ways that keep residents in their homes, and who love their lifestyle. Interviews on <a href=\"http:\/\/mhlivingnews.com\" target=\"_blank\">MHLivingNews<\/a> demonstrate that reality.<\/p>\n<p>The anecdotal evidence suggests the same. But when those aggressive hikes hit the local news, <em>how many would be, could be MH buyers are turned off?<\/em><\/p>\n<p>Long may free enterprise reign! But let\u2019s not see our fellows doing avoidable missteps that cause so many headaches and heart-aches. Even those exiting the industry ought to carefully protect the interests and image of home owners and the industry that has rewarded them\u2026isn\u2019t that the wise approach? \u00a0Yes or yes?<\/p>\n<p><strong>Ending on a Positive<\/strong><\/p>\n<p>The future for manufactured housing is, was and will always be based upon our ability as professionals to bring real value to ever more Americans in a manner that makes millions happy with their housing choice. \u00a0Most of the MH Industry does that daily. That&#8217;s part of why our industry is growing, MH is an amazingly good value at a time when quality living at lower costs are so badly needed by so many. \u00a0MHProNews and MHLivingNews &#8211; our writers and supporters &#8211; are twin-engine-platforms that support, fuel and benefit from that pro-MH effort.<\/a><\/p>\n<p>Stating the obvious is useful and brings clarity. The more we can increase the good news in the mainstream media \u2013 based upon realities \u2013 the less the occasional bad news will harm the many who do things right.<\/p>\n<p>But in that perfect-world ideal, motiving all pros to embrace the wisdom of doing things right &#8211; first, last and always \u2013 will hasten the day the mainstream will completely embrace our homes, communities and lifestyles as the solution for the future.<\/p>\n<p>Spin always is what it is.
