There are many things necessary.\u00a0 The first is to do what Republicans did after their 2012 loss for the Oval Office; and what business author Jim Collins refers to as<strong><em> looking at the cold, hard and brutal facts<\/em><\/strong> with clarity. We are only about 6% of all new housing construction. Given the reality of rising rents and the difference in costs between new and existing conventional housing at about 20%, that ought to be reciepe for strong, sustainable new MH growth.<\/figcaption><\/figure>\n<p><strong><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">A Small part of a Huge and Vital Industry\u00a0<\/span><\/span><\/span><\/strong><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">Housing is a trillion dollar a year industry, a close rival to the 1.1 trillion dollar automotive industry in size and scope. Yet manufactured housing, which MHI likes to point out was 21% of all housing starts for about 2 decades, today is only about 12% of all new single family housing starts.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">Why is this so? Manufactured housing is more affordable than conventional housing and more affordable than most apartment rents, in a nation increasingly starving for quality, affordable living. Isn&#8217;t that an implied blue print for success?\u00a0<\/span><\/span><\/span><\/p>\n<figure id=\"attachment_11322\" aria-describedby=\"caption-attachment-11322\" style=\"width: 362px\" class=\"wp-caption alignright\"><a href=\"http:\/\/manufacturedhomelivingnews.com\/renters-nation-the-dark-side-of-dodd-frank-and-its-impact-on-affordable-housing\/\" target=\"_blank\"><img loading=\"lazy\" decoding=\"async\" class=\"size-medium wp-image-11322\" src=\"http:\/\/manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2016\/03\/fanniemae-2011-chart1-affordable-manufactured-housing-posted-daily-business-news-mhpronews-362x430-362x430.png\" alt=\"fanniemae-2011-chart1-affordable-manufactured-housing-posted-daily-business-news-mhpronews-362x430\" width=\"362\" height=\"430\" srcset=\"https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2016\/03\/fanniemae-2011-chart1-affordable-manufactured-housing-posted-daily-business-news-mhpronews-362x430.png 362w, https:\/\/www.manufacturedhomepronews.com\/masthead\/wp-content\/uploads\/2016\/03\/fanniemae-2011-chart1-affordable-manufactured-housing-posted-daily-business-news-mhpronews-362x430-126x150.png 126w\" sizes=\"(max-width: 362px) 100vw, 362px\" \/><\/a><figcaption id=\"caption-attachment-11322\" class=\"wp-caption-text\">The GAO had a similar statistic in their 2014 report on Manufactured Housing. MH has a lower monthly cost, which tells us that we ought to be selling more homes.<\/figcaption><\/figure>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">Some quickly point to financing, which has a degree of accuracy. But it is frankly also a dodge from reality. The facts show that mainstream housing recovered to a degree that manufactured housing has not. So while we indeed ought to pursue Duty to Serve (DTS) implemented by FHFA and the GSE&#8217;s (see the\u00a0<\/span><\/span><\/span><a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/home\/featured-articles\/march-2016\/136-community-management-a-fair-housing-legal\/11146-including-manufactured-home-chattel-loans-in-gses-duty-to-serve\" target=\"_blank\"><span style=\"color: #1155cc;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">Michael Parham, JD, article linked here<\/span><\/span><\/span><\/a><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">) or getting the <a href=\"http:\/\/manufacturedhomelivingnews.com\/noise-and-smoke-vs-facts-about-manufactured-homes-and-lending\/\" target=\"_blank\">CFPB to relent &#8211; or Congress to enact Preserving Access to Manufactured Housing Act (HR 650\/S 682)<\/a> \u2013 financing alone is far from the issue.<\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\"><strong>So we must think multiple causes and parallel paths towards long term solutions that will yield a robust, sustainable MH market<\/strong>. By contrast, putting all of our eggs into one proverbial basket will limit our industry for years to come. The later is avoidable! <\/span><\/span><\/span><\/p>\n<p><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">Here are some of the issues the industry needs to be pursuing daily:<\/span><\/span><\/span><\/p>\n<ul>\n<li><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\"><strong>Improving the industry&#8217;s image through educational, events, marketing, public relations and media outreaches<\/strong>. If the industry was better understood and there was more demand, we would not be fencing with the FHFA, nor would the GSE&#8217;s be balking. Too few manufactured home retailers and communities invest a similar degree of time or effort in improving the skills that would allow more main stream housing shoppers to become MH home owners.<\/figcaption><\/figure>\n<ul>\n<li><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\"><strong>More best practices used by MH marketing and sales companies<\/strong>. As we&#8217;ve noted many times over the years in the <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/blogs\/bobstovall\/\" target=\"_blank\">Cutting Edge of marketing and sales blog<\/a>, and in other articles and posts &#8211; compared to other industry&#8217;s, manufactured housing is harming its own potential by failing to properly forge this and the next generation of sales professionals. This needs to be both attraction and response, as was the case with MHI&#8217;s Lesli Gooch&#8217;s recently published rebuttal to\u00a0<\/span><\/span><\/span><a href=\"http:\/\/manufacturedhomepronews.com\/masthead\/schizophrenic-cfeds-doug-ryan-american-banker-oped-hud-on-manufactured-housing-and-mhi\/\" target=\"_blank\"><span style=\"color: #1155cc;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">Doug Ryan&#8217;s article, which we dealt with at this link here<\/span><\/span><\/span><\/a><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\">.\u00a0<\/span><\/span><\/span><\/li>\n<\/ul>\n<ul>\n<li><span style=\"color: #222222;\"><span style=\"font-family: Tahoma, sans-serif;\"><span style=\"font-size: small;\"><strong>We also have to learn how to deal with the underlying reasons why the GSE&#8217;s and others are happy to loan on MH land lease communities, but are pushing back hard on making chattel loans for MH<\/strong>. Let&#8217;s be blunt. If there was more demand for MH \u2013 new and pre-owned \u2013 then prices would rise. One of the fears of the GSE&#8217;s is frankly the cost of repossessions, not to mention the regulatory regime in place that drove out giant U.S. Bank from the MH space. While we certainly ought to work to get Duty to Serve\u00a0implemented\u00a0by the GSE&#8217;s and<strong><em> Preserving Access to Manufactured Housing<\/em><\/strong> passed, focusing on that alone would be self limiting &#8211; and perhaps avoidably &#8211; self defeating.
