We&#8217;ll keep an eye on it and others worth noting for you.<\/p>\n<p>FYI, &#8220;<span style=\"color: #993300;\"><strong>No comment<\/strong><\/span>&#8221; was the reply from ADG to our inquiry on this topic. Understandable.<\/p>\n<p>There are plenty of MH deals and moves in play, in and beyond the MHC sector.\u00a0 Builders, lenders, investors&#8230;<\/p>\n<p>&#8230;affordable housing is and will be&#8230;<\/p>\n<p><em>\u00a0&#8230;<\/em><span style=\"color: #ff0000;\"><strong><em>hot<\/em><\/strong><\/span><em>.<\/em><\/p>\n<p><strong>Grabbing Nettles<\/strong><\/p>\n<p>We posted on the <strong><em>Inspiration<\/em><\/strong> blog recently a quote from <strong>David Ogilvy<\/strong>, branded as the <em>Father of Modern Advertising<\/em>.\u00a0 While some think Ogilvy is ancient history, there are principles which are timeless. His insight on leaders being those who grasp nettles falls into that category. You can read that brief and its meaning &#8211; <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/blogs\/INspiration\/archives\/1798\">linked here<\/a> &#8211; in 2 minutes; then jump back to finish.<\/p>\n<p>One of the problems generally seen in MH is a reluctance by too many to make changes, even when circumstances are pretty forceful in favor of change.<\/p>\n<p>During the recent MHI meeting, your <strong><em>Masthead<\/em><\/strong> scribe publicly raised one of those nettlesome topics. While there was little response in the room, there was in the halls and beyond.<\/p>\n<p>Among those hall and breezeway comments were &#8220;<em><strong><span style=\"color: #993300;\">thank you<\/span><\/strong><\/em>&#8221; for raising good questions and thoughtful topics designed to advance the MH Industry.<\/p>\n<p><strong>Let&#8217;s use the B word&#8230;<\/strong><\/p>\n<p>Let\u2019s raise a nettlesome topic here, now, today. Obviously, <strong><em>billion$<\/em><\/strong>.<\/p>\n<p>The rub? It&#8217;s nettlesome. It requires thoughtful changes from within. The changes require effort, education and work.\u00a0 Let&#8217;s dive in.<\/p>\n<p>MH is part of a trillion-dollar-a-year housing industry.\u00a0 MH gets less than 5% of that total. MHI says, not so fast. We wanted and worked for DTS too.\u00a0 <em>Hmmm&#8230;<\/em><\/p>\n<p>That aside, existing MH lenders and finance experts tell <strong><em>MHProNews<\/em><\/strong> privately that they don&#8217;t expect a tidal shift as a result.\u00a0 Good? Yes. Helpful? Yes.<\/p>\n<p><strong>\u00a0<\/strong><strong>DTS&#8230;a&#8230;Game C<\/strong><strong>hanger?<\/strong><\/p>\n<p>Maybe not. More than one informed source told us they expect roughly the kind of impact on new MH sales from DTS that FHA Title I yields. That&#8217;s about 1000 homes a year. Nice! But for an industry producing about 70,000 MH on a SAAR basis in 2015, it&#8217;s hardly a tidal shift.<\/p>\n<p>Some so-called non-profit consumer groups think the DTS will be the MH finance break through.\u00a0 They want to horse trade support for DTS via GSEs for dropping <a href=\"http:\/\/manufacturedhomelivingnews.com\/renters-nation-the-dark-side-of-dodd-frank-and-its-impact-on-affordable-housing\/\" target=\"_blank\">HR 650\/S 682<\/a>. Yes, it requires work. Supply and demand is powerful.<\/strong><\/p>\n<p>&gt; By making sales at a good price for the title holder a routine, vs. more of an exception.<\/p>\n<p>How is that done?<\/p>\n<p><strong>&gt; Via education,<\/strong><\/p>\n<p><strong>&gt; best practices,<\/strong><\/p>\n<p><strong>&gt; training,<\/strong><\/p>\n<p><strong>&gt; good PR and marketing.<\/strong><\/p>\n<p>It&#8217;s a job. It&#8217;s carefully grasping nettles. But as herbalists know, nettles and nettle teas are reputed to have positive health benefits.<\/p>\n<p>FYI, we&#8217;ve seen this done in MHCs. \u00a0We&#8217;ve been part of projects that raised resale values, and thus also boosted new home sales in the process. \u00a0Happier buyers, sellers, home owners. \u00a0Loan performance and collections all improved too.<\/p>\n<p>Properly grasping the nettles of the resale market is the way to go.
