But there is more.<\/p>\n<p>One source tell us that: <strong><em>\u201c<\/em><\/strong><strong><em><span style=\"color: #993300;\">I just learned that the DOJ can tape phone conversations, even if state laws preclude that<\/span>.\u201d<\/em><\/strong><\/p>\n<p><strong>Disclosure<\/strong><\/p>\n<p>Regular<strong><em> Masthead<\/em><\/strong> readers know that \u2018straight news\u2019 is found on the <strong><em><a href=\"https:\/\/www.manufacturedhomepronews.com\/justice-hits-mhc-with-fair-housing-complaint\/\">Daily Business News<\/a><\/em><\/strong>, while on this blog you can get a mix of news and\/or editorial commentary. \u00a0This post is both news and commentary. \u00a0<em><strong>&#8220;We Provide, You Decide.&#8221; <\/strong><\/em><strong>\u00a0<\/strong><strong><span style=\"font-size: 10.0pt; font-family: 'Tahoma',sans-serif; color: windowtext;\">\u00a9 <\/span><\/strong><\/p>\n<p>Let&#8217;s ask this rhetorical question. I stressed that to attorney Anne Houghtaling and others, and want to remind readers that they <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/home\/featured-articles\/october-2012\/4117-protect-others-and-you-protect-yourself\">can get a crash course in Fair Housing basics at this link<\/a><strong>.\u00a0 Every state, regional and national Manufactured Housing Association<\/strong> that has MHCs as members, or any firm that is selling or renting MH as housing, ought to be sharing and reviewing the article linked above ASAP.\u00a0 The article provides a timeless reminder of an easy-to-recall rule of thumb on Fair Housing shared by an attorney.<\/p>\n<p>We feature <a href=\"http:\/\/www.mhmarketingsalesmanagement.com\/home\/featured-articles\/april-2015\/9353-what-if-someone-turns-me-into-hud-on-a-fair-housing-complaint\">Nadeen Green, JD, the \u201cFair Housing Lady\u201d and related legal articles virtually every month<\/a>, and have for years. \u00a0As a pro-MH publisher, we want all to know and practice Fair Housing, as it is good for the public and thus good for your business.<\/p>\n<p><strong>Other Sources<\/strong><\/p>\n<p>That said, we reached out to other contacts to see what they were hearing on this John Marshall Law School session and DOJ related topic.\u00a0 Virtually all of our contacts on this are attorneys; they are all experts.<\/p>\n<p>So when one source replied by advising us that <strong><span style=\"color: #993300;\">\u201cfinancing<\/span>\u201d<\/strong> was also <strong>&#8220;<span style=\"color: #993300;\">likely<\/span>&#8220;<\/strong> in the background, you understand why we feel the need to raise the attention level on this event &#8211; and what could be taking shape &#8211; for multiple reasons. \u00a0There have been more than enough cheap shots made by agenda-driven individuals or operations aimed at MH on the finance topic. We believe in <a href=\"http:\/\/thehill.com\/blogs\/congress-blog\/economy-budget\/248665-regulations-for-manufactured-home-loans\" target=\"_blank\">correcting the record on cheap shots<\/a>,\u00a0or badly informed sources;<em>\u00a0but we&#8217;d rather head off errors than to later have to disprove them.<strong>\u00a0<\/strong><\/em><\/p>\n<p><strong>Hope Fair Housing <\/strong><\/p>\n<p><strong><em><u>MHProNews<\/u><\/em><\/strong> spoke with attorney Anne\u00a0V.\u00a0Houghtaling.\u00a0 Ms. Houghtaling is the Executive Director of Hope Fair Housing. Their website states that she has been involved in Fair Housing since 1995.<\/p>\n<p>The<strong><em> Hope<\/em><\/strong> website also states:<\/p>\n<p style=\"text-align: center;\"><span style=\"color: #993300;\">\u201cMs. Houghtaling has conducted hundreds of <strong>rental, sales, insurance and mortgage lending tests<\/strong><strong>.<\/strong>\u201d <\/span>(Bold emphasis added).<\/p>\n<p>Another attorney present told us that <strong><span style=\"color: #993300;\">\u201cpredatory lending\u201d<\/span><\/strong> was mentioned during the meeting, but it was in a \u201c<span style=\"color: #993300;\"><strong>historical context.\u201d<\/strong><\/span><\/p>\n<p>The quotes shared above were confirmed by Ms. Houghtaling (sounds like, \u201cHotelling\u201d) when we spoke to her on Friday. That said, my understanding from Ms. Houghtaling was that she had no knowledge of plaintiffs\u2019 attorneys being present at this forum.\u00a0 While confirming that predatory lending was mentioned, she stated she was unaware of any finance related agendas.<\/p>\n<p>Anne struck me as direct and forthcoming, not at all evasive.\u00a0 She is clearly passionate about Fair Housing. A home like the above would be far less than rent in most markets, and would sell for about $40 to $45 per square foot (so on the home above, would retail for under $50,000). \u00a0To learn more about modern manufactured homes, please go to <a href=\"http:\/\/MHLivingNews.com\">MHLivingNews.com<\/a>, for videos, interviews, articles, tips and much more<\/em>.<\/figcaption><\/figure>\n<p>In fact, the importance of MH as affordable housing was precisely why she wants to see Fair Housing properly implemented in the MHC arena.<\/p>\n<p><strong>Attorney Anne Houghtaling \u2013 follow up<\/strong><\/p>\n<p>Ms. Houghtaling was invited by <strong><em>MHProNews<\/em> <\/strong>to confirm various statements and facts, and to provide us with her own quotable quotes, which we will hopefully have by mid-week.<\/p>\n<p>In the meantime, it seems reasonable to give her the benefit of the doubt when she states that her focus and interest at Hope Fair Housing is on Fair Housing related matters only.<\/p>\n<p>All that noted, the Hope Fair Housing Executive Director was candid in admitting that other agendas might have been present in the room, other than her Fair Housing focus.<\/p>\n<p>On any question related to DOJ, Anne understandably said that the federal agency should be asked directly. Nor should the industry be demonized when many are successful in MHCs. \u00a0Industry community operators often do an amazing job of bringing quality, appealing living to people in a wide array of demographic, ethnic and other groups. \u00a0That&#8217;s to be celebrated. Would that more were jumping into the MH and MHC sectors &#8211; building new or improving existing MHCs &#8211; \u00a0to serve the critical need for more affordable homes in the U.S..<\/p>\n<p>Still, a balance ought to be struck, because by promoting MHCs as <em>cash cows,<\/em> it isn\u2019t just prospective investors that such speech attracts.\u00a0 It also attracts plaintiffs\u2019 attorneys who are looking for opportunities to target someone with deep pockets. \u00a0This is another warning flare from this story that we want to share.<\/p>\n<p>But the reverse is also true. \u00a0If officials overreach and begin to unjustly target a clearly needed sector of housing because they are <em>cash cows,<\/em> then it would ultimately be harmful to those whom MHCs seek to serve.<\/p>\n<p><strong>Segue on Regulations<\/strong><\/p>\n<p>Speaking of overreach on regulations on MH.
