{"id":538,"date":"2011-05-20T15:09:30","date_gmt":"2011-05-20T20:09:30","guid":{"rendered":"http:\/\/www.manufacturedhomepronews.com\/industryvoices\/?p=538"},"modified":"2011-05-20T15:09:30","modified_gmt":"2011-05-20T20:09:30","slug":"if-you-don%e2%80%99t-go-forward-you%e2%80%99re-not-going-to-go-anywhere","status":"publish","type":"post","link":"https:\/\/www.manufacturedhomepronews.com\/industryvoices\/if-you-don%e2%80%99t-go-forward-you%e2%80%99re-not-going-to-go-anywhere\/","title":{"rendered":"If you don\u2019t go forward, you\u2019re not going to go anywhere"},"content":{"rendered":"<p>Marty, thanks for your writing.\u00a0 You are going where no one wants to go, but should.<\/p>\n<p>I (the bank) have been a manufactured housing lender since 1991.\u00a0 Not a large one, but neither is the bank I work for (Oxford Bank).\u00a0 I rarely participate or respond to anyone or anything via the internet; however, Marty Lavin\u2019s commentary interested me.\u00a0 [See <a title=\"The Train To Oblivion\" href=\"http:\/\/www.manufacturedhomepronews.com\/industryvoices\/the-train-to-oblivion\/\">The Train To Oblivion<\/a>, May 16<sup>th<\/sup>.]<\/p>\n<p>Mr. Lavin has identified the brutal facts, but not how to fix them.\u00a0 Further yet, does anybody really want to fix them? \u00a0Everybody\u00a0 seems to have beaten up and worn down.<\/p>\n<p>I have outlived the Greentrees, Consecos and others that felt booking loans at high rates, extended terms, big fees and huge\u00a0 volumes was the thing to do.<\/p>\n<p>I am still lending but, only to parks that want to \u201cpartner\u201d with us.\u00a0 Everyone hates bankers right now; hopefully, what I have to say doesn\u2019t make it worse.<\/p>\n<p>Below are a few comments and a few things I have learned in my 20+ years of MH lending.\u00a0 I am probably getting off the path somewhat, but Marty opened the door for some comments from the lenders side:<\/p>\n<ul>\n<li>Rates, of course, are higher than an auto loan.\u00a0 When you loan money for 20 years at a fixed rate for anything, the bank must protect itself for future increases.<\/li>\n<li>Anyone who thinks that the bank makes a huge spread on these loans is just plain ignorant.<\/li>\n<li>The park owners control the bank\u2019s destiny, losses and expenses.<br \/>\nToday\u2019s rates are controlled by losses and expenses, not just cost of funds.<\/li>\n<li>Bank regulators do not like MH loans or \u201cTrailers\u201d as they say.<\/li>\n<li>A manufactured home is considered personal property and sometimes it\u2019s considered real estate.\u00a0 If someone wants to hang you \u2013 it\u2019s real estate.<\/li>\n<li>I believe the parks that do their own financing are building a monster.\u00a0 Let\u2019s hope they retain a large reserve for losses, understand fair housing and Federal and State compliance laws.\u00a0 I think they should let the bank be the bank.<br \/>\nServicing is expensive; it just increased again with the escrow law.<\/li>\n<li>Generally, most parks will sell their own inventory over the bank\u2019s repos, even if the bank pays for advertising.\u00a0 They will switch the buyer to their home.<\/li>\n<li>A big part of the banks\u2019 losses are the parks\u2019 profits.<\/li>\n<li>Greentree and some other mega lenders were foolish; high rates and big loan fees do not make good loans.\u00a0 Worse yet, they would finance the fees.<\/li>\n<li>It\u2019s the park\u2019s customer until it becomes a repo; then it becomes the bank\u2019s customer.<\/li>\n<li>Some parks must feel that the bank guarantees the lot rent since it financed the home.<\/li>\n<li>Many park owners are not active enough in their parks and put an underpaid and inexperienced employee in the park manager\u2019s seat.<\/li>\n<li>Unfortunately, these things don\u2019t have motors.\u00a0 Lenders are totally reliant on the parks for help.\u00a0 With values in the tank, it\u2019s hard to justify moving them.<\/li>\n<li>There are still some crooks in this industry: fake down payments, home options that are not really there and straw purchases are still around.<\/li>\n<li>The FDIC deems anyone with a credit score of 660 and under a subprime borrower.\u00a0 This gives the appearance that my portfolio is subprime.<\/li>\n<li>Manufactured home loan brokers are very dangerous.<\/li>\n<\/ul>\n<p>The industry needs to go forward, not backwards.<\/p>\n<p>Find a lender and \u201cpartner\u201d with him or her.\u00a0 Help the bank when they have a repo by assisting them in controlling the loss.\u00a0 The<br \/>\nbank is paying the park a commission to sell the home; maybe they could even mow the yard for free? \u00a0Maybe they could use their maintenance guy to perform cosmetic repairs at cost? \u00a0In return, they could benefit from offering financing at reasonable rates and quality delivery.\u00a0 This isn\u2019t hard stuff.<\/p>\n<p>My bank is still in the business of financing homes, but only for a handful of parks.\u00a0 These are the parks that have \u201cpartnered\u201d with us to get the job done.\u00a0 Both the parks and the bank are much better off.<\/p>\n<p>My biggest problems at present stem from loans made years ago in park(s) that have been sold to a REIT, portfolio operator or out-of-state investor.\u00a0 The buyers of these parks figured out that they overpaid and are now increasing lot rents to compensate for their mistake.\u00a0 This is creating unnecessary repos and they could care less.\u00a0 # #<\/p>\n<p>Al Cole<br \/>\n<a href=\"mailto:Oxford-Bank.comalcole@oxford-bank.com\">Oxford-Bank.com<\/a><br \/>\n<a href=\"mailto:alcole@oxford-bank.com\">alcole@oxford-bank.com<\/a><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Marty, thanks for your writing.\u00a0 You are going where no one wants to go, but should.
