{"id":2667,"date":"2016-09-14T14:35:34","date_gmt":"2016-09-14T19:35:34","guid":{"rendered":"http:\/\/www.manufacturedhomepronews.com\/industryvoices\/?p=2667"},"modified":"2016-09-15T10:33:46","modified_gmt":"2016-09-15T15:33:46","slug":"umh-president-and-ceo-sam-landy-on-rent-control-manufactured-home-communities","status":"publish","type":"post","link":"https:\/\/www.manufacturedhomepronews.com\/industryvoices\/umh-president-and-ceo-sam-landy-on-rent-control-manufactured-home-communities\/","title":{"rendered":"UMH President and CEO, Sam Landy on Rent Control, Manufactured Home Communities"},"content":{"rendered":"<p>Tony, I have a long history with <a href=\"http:\/\/www.mhpronews.com\/blogs\/daily-business-news\/candidates-citizens-talk-rent-control-manufactured-home-community-issues-at-ice-cream-social\/\">rent control<\/a> and have thoroughly studied the issue.<\/p>\n<p>If you do a manufactured home community with all rental units, I suspect you will never have to deal with rent control.<\/p>\n<p>When a resident makes an investment in their house &#8211; which with modern manufactured homes could now be over $100,000 &#8211; the possibility exists that some community owner will raise rents in a inequitable fashion. When that happens, the home-owning residents will scream for rent control. Once rent control is adopted, it is a nightmare for the landlord and it is costly for the municipality.<\/p>\n<p>The fact is if we raise our rents too high we will have no sales and no occupancy.<\/p>\n<p>No reasonable landlord would do such a thing.<\/p>\n<p>Our rents have to make economic sense or we have no business.<\/p>\n<p>Therefore, in the long term, there is never a need for rent control.<\/p>\n<figure id=\"attachment_2673\" aria-describedby=\"caption-attachment-2673\" style=\"width: 562px\" class=\"wp-caption aligncenter\"><img fetchpriority=\"high\" class=\" wp-image-2673\" src=\"http:\/\/www.manufacturedhomepronews.com\/industryvoices\/wp-content\/uploads\/2016\/09\/SamLandyOnRentControlManufacturedHomeCommunitiesAKAmobilehomeparkssic-postedIndustryVoicesMHProNews-.png\" alt=\"samlandyonrentcontrolmanufacturedhomecommunitiesakamobilehomeparkssic-postedindustryvoicesmhpronews\" width=\"562\" height=\"501\" srcset=\"https:\/\/www.manufacturedhomepronews.com\/industryvoices\/wp-content\/uploads\/2016\/09\/SamLandyOnRentControlManufacturedHomeCommunitiesAKAmobilehomeparkssic-postedIndustryVoicesMHProNews-.png 613w, https:\/\/www.manufacturedhomepronews.com\/industryvoices\/wp-content\/uploads\/2016\/09\/SamLandyOnRentControlManufacturedHomeCommunitiesAKAmobilehomeparkssic-postedIndustryVoicesMHProNews--483x430.png 483w\" sizes=\"(max-width: 562px) 100vw, 562px\" \/><figcaption id=\"caption-attachment-2673\" class=\"wp-caption-text\">Graphic credit, MHProNews.<\/figcaption><\/figure>\n<p>In the short term, however, a single landlord can create a bad situation for hundreds of home-owning residents by raising rents in excess of market rent. The market will force the landlord to lower rent over time, but many residents may object strongly before that happens.<\/p>\n<p>Once rent control is adopted, politicians will &#8211; by the tenants votes &#8211; be giving the landlord&#8217;s property to the tenants. It happens all the time.<\/p>\n<p>UMH never raises rents more than 4% or CPI. By doing so, the municipality understands we are treating our residents fairly.<\/p>\n<p>UMH would not buy a rent controlled community and believes all community owners should work with residents to avoid rent control.<\/p>\n<p>One way to work with residents is increase rents for existing residents in a smaller amount than for new residents.
